The June market reflected steady activity across the Outer Banks real estate market, with inventory continuing to increase compared to recent years.

Key market statistics include:

  • 623 active residential listings
  • 517 single-family homes
  • 80 condominiums
  • 26 townhomes
  • 135 total residential sales
  • 113 single-family home sales

The data spans many of the area’s most sought-after communities, including Corolla, Duck, Southern Shores, Kitty Hawk, Kill Devil Hills, Nags Head, Roanoke Island, Wanchese, and Hatteras Island.

Single-Family Homes Continue to Lead the Market

Single-family homes remained the largest segment of the market during June.

Inventory and Sales

Of the active inventory, 517 properties were single-family homes. Thirty-three of those listings were located in Corolla’s unique four-wheel-drive area, a market that often behaves differently from the rest of the Outer Banks.

During June, 113 single-family homes successfully closed.

Pricing and Days on Market

Current market statistics showed:

  • Average active days on market: 114 days
  • Average sold days on market: 57 days
  • Average sold price: $809,000

Kristian Head explains that the difference between active listings and recently sold homes highlights one important takeaway. Homes that are priced appropriately are continuing to sell much faster than properties that remain overpriced.

Rather than sitting on the market for several months, competitively priced homes are attracting buyers and moving more efficiently through the sales process.

Condo and Townhome Market Update

The condominium and townhome market also remained active throughout June.

Current statistics include:

  • 80 active condos
  • 26 active townhomes
  • Average condo sale price: $514,000
  • Average active days on market: 137 days
  • Average sold days on market: 68 days

As with single-family homes, accurate pricing continues to play a significant role in determining how quickly a property sells.

Under Contract Activity Signals Continued Buyer Demand

Pending sales remain another positive indicator for the Outer Banks housing market.

At the time of the report:

  • 144 homes under contract
  • Average list price: $880,000
  • Average days on market: 66 days

Condos and Townhomes Under Contract

  • 16 properties under contract
  • Average price: $461,000
  • Average days on market: 94 days

Although attached properties are taking slightly longer to secure contracts than single-family homes, buyer activity remains consistent across multiple property types.

Historically, the Outer Banks experiences its highest inventory levels during the fall season.

According to Kristian Head, many owners of vacation rental property and investment properties choose to list after the summer rental season concludes. By waiting until peak rental income has been collected, sellers often maximize the property’s annual earning potential before putting it on the market.

That seasonal trend can create additional opportunities for buyers searching for OBX homes for sale, particularly those interested in vacation homes, second homes, or investment properties throughout Corolla, Duck, Southern Shores, Kitty Hawk, Kill Devil Hills, Nags Head, and Hatteras Island.

While the past two years produced unusually tight inventory levels, often referred to as “unicorn years,” current market conditions appear to be gradually returning to more typical seasonal patterns.

Why Sellers May Want to List Before Fall

Although waiting until fall may seem like a logical strategy for many property owners, current market data suggests that listing sooner could provide an advantage.

With active listings averaging 114 days on the market before selling, plus an additional 30 to 60 days for closing, delaying until autumn could mean competing against a larger number of newly listed homes.

Kristian Head notes that sellers who prepare their homes early and price them according to today’s market conditions may benefit from less competition while buyer demand remains active.
