Outer Banks Real Estate Market Update – May 2026: Sales up, Inventory Tight
As summer arrives on the Outer Banks, the real estate market continues to show encouraging signs of stability and activity. In the latest market update, John Head of Resort Realty Sales shared insights from the May 2026 statistics provided by the Outer Banks Association of REALTORS®, offering a closer look at trends across the core Outer Banks market—from Corolla to Hatteras Village, including Roanoke Island and Colington.
Spring Market Activity Continues to Drive Demand
One of the most notable developments this spring has been the continued reduction in available residential inventory. Compared to May 2025, residential inventory decreased slightly, largely due to a healthy number of properties going under contract during the spring selling season. This indicates that buyers remain active and motivated despite a market that continues to balance between seller and buyer conditions.
Overall inventory across the market stands at 852 active listings, representing a modest 3% decrease year-over-year. Within the primary market area, there are currently 683 active residential listings with a median list price of $699,000.
Home Sales Show Positive Growth
Residential sales increased 10% compared to May 2025, signaling continued confidence among buyers. Single-family home sales led the way, rising 14% year-over-year. Condominium sales, however, experienced a decline of 36%, which tempered some of the overall residential growth.
The median residential sale price increased 4% from the previous year, demonstrating that values remain resilient despite higher inventory levels than those experienced during the pandemic-era market surge.
Properties that sold during May had a median sale price of $737,000 and spent an average of just 64 days on the market. These numbers suggest that well-priced homes with desirable features and strong rental potential continue to attract buyers quickly.
Strong Contract Activity Points to Continued Momentum
Buyer activity remained steady throughout May, with 178 properties under contract. These pending sales averaged just 77 days on the market, reinforcing the idea that demand remains healthy heading into the peak summer season.
Early indicators from June suggest that this trend is continuing, providing optimism for both buyers and sellers as the market moves through the busiest months of the year.
Vacant Land Market Remains Mixed
Vacant lot sales continue to lag behind residential sales, with transaction volume remaining lower than previous years. Interestingly, lot prices have risen slightly even as marketing times have extended significantly. The average days on market for vacant land now exceeds 200 days in many areas.
This dynamic reflects a market where buyers remain selective but still recognize long-term value in Outer Banks land opportunities.
An Emerging Trend: Distressed Properties
One statistic that stood out in this month’s report was the increase in distressed properties. While the overall number remains very small, distressed inventory rose from two properties to seven year-over-year, while distressed sales increased from two to ten properties.
Although these percentage increases appear dramatic, the actual numbers remain relatively low. Given the substantial equity many homeowners gained during the “unicorn years” of the pandemic market—when cash purchases and large down payments were common—the market appears well-positioned to absorb any adjustments without widespread financial distress.
At this time, there is little evidence suggesting a significant increase in foreclosures or short sales, but it remains a trend worth monitoring.
